Unhappy Dry, red, easily irritated skin on penis after sex/masturbation

Hello all. First time post... what a lovely subject.

So, recently (within the last 2 months or so) the skin on my penis has been very prone to becoming red, dry, flaky, etc. It doesn't itch but can be sensitive to touch or heat. This seems to always occur after sex or masturbation - anything that rubs the penis a lot. I'm in a monogamous relationship and I don't use a condom. I generally masturbate without lubrication. The redness occurs only in sites that receive a lot of rubbing, so it definitely corresponds to the friction. And it does heal, with a time period proportional to the severity of the abrasion, but if it's severe it can be quite uncomfortable and even make me abstain from sex to wait for it to heal.

I know it's not uncommon to develop some redness after some vigorous rubbing, but I've never had the skin on my penis be so susceptible to this. It's like my skin has become weak and brittle, and tears and chafes under conditions where it would normally be fine. This is negatively impacting my sex life and my life in general - I'm becoming almost afraid of sex/masturbation!

Can anyone give me some insight into what's likely going on here?
