Herpes spreads through direct sexual contact. From what I understand, the virus lives dormant in the cells, and then every so often break free into the blood stream where they infect other cells. Sexual contact gives the best chance for putting the virus from one person into contact with the bodily fluids of another person, since the parts are right there touching and rubbing together.

I've heard you can spread it from your groin to your mouth/eyes by touching an active lesion and then touching your eyes or mouth with your hand, but I think you would almost have to be doing this on purpose for it to work. Also I think you would have to have a cut (or raw skin) for the virus to enter your body that way. I've had it for 9 years and it has never spread to my eyes or mouth. And my wife does not have it and we share everything.

In good conscience, I think your roomate should be careful to stay clean, and wash his/her hands, etc, but I really don't think there is a risk of catching it unless you come into direct sexual contact with your roomate.

(Of course I am not a Doctor, but that is my opinion from personal experience with the virus.)
